I'll add the loot sheet to the campaign links at the top for ease of use. I've also updated it with any loot found in the Plague House as well as the value of anything worth selling. For simplicity's sake I added the items that have yet to be identified, which included a +1 Longsword (Small) and a few scrolls.

I filled in some values and corrected a couple of typos on the loot sheet. Could not find an actual Disguise kit so I assumed a masterwork tool )+2 to skill) at cost of 50 gp. Such kits usually have 10 uses so at 5 per use that is a value of 30 gp.
I do not recommend we sell everything, but if we did that would be a total value of 9031 gold, if I have correctly called the few items that sell for full price.
How do we want to handle division of loot? Here is my recommendation: If someone wants something found ask for it. We track what people take at the sell value. When two or people ask for the same thing we let them work it out. But if they cannot come to an agreement we use the loot values to help make the call (if you have more than me already then I get the disputed item). Gold is divided up and given out to help balance the values. Initially people who get a big item can also get a little gold to help make those basic purchases they could not afford but long term if you pick a high priced item you might not get gold for a while.
Alternatively for gold, we could bank the gold and use it to buy items people want or need. The person with the current low value total gets to buy an item he wants (those are recorded at full price - encouraging people to keep and use what we find.) (which is recorded at full price - encouraging people to keep and use what we find.) That will likely move him out of that low position and then the next low person picks. This is the save as above long term, but works to get higher power items into the party faster. (if we are all saving for a stat boost item, someone gets one when we hit a cast total of 4000 gold instead of everyone saving independently and no one gets one until we have 24000 gold.) I have found it smart to set some purchase value limit based on level if we go this way or the low person can spend all the money after a good hall.
We can also have an extra gold share for party resources like wands of curing, etc.

Going to follow up with the gameplay thread here to make some points clear so we can cleanly proceed. I was a bit confused by Sasha's comment because you all basically have covered all of the bases in terms of investigation that are covered by the AP. While you have not determined "who" was responsible, you do have plenty of information that you can share with Kurst at this time.
- You know that someone else was in the room at the time he was killed
- You know that the weapon found at the scene was not his hopeknife
- You know he was investigating strange occurrences at the Plague House, and your own search of the place revealed a troll and half-orc as well as two prisoners.
So to tell Kurst you don't have any news for him really has me scratching my head at the moment. From an OOC perspective you are at the end of the act and should be wrapping this piece of the book up, yet it seems like you are wanting to continue. I can happily drag out the investigation as long as you'd desire, just know you have done your part. The family was looking for closure, and for now, you are able to offer a good deal of that.

Ok for the loot sheet. The Base value column should be the actual value of the item. There is a formula in place in the Total value to calculate the sale cost (50%) times the number of those items in the loot. This all adds up at the bottom for the final total value. Each character has a column. If they claim an item they would put the number of those items they are claiming in the their column on the appropriate row for the item. This will subtract that from the total value of gold they would recieve. This way as people claim items other people get extra gold and it balances out.
At least that is how I designed it and have used it in numerous other games.

Okay, Sasha is fully updated. I went ahead and added the +1 longsword since no one seemed to object.
Unless you are selling it, which would be a shame, the only contenders would be Bellanie and Giz. And while I'd love to see the gnome wading into combat swinging a sword, something tells me that isn't happening anytime soon. :)

That ring is super nice and I think we need it too. But if we do not sell it we will not have as much gold. I tried to use the loot sheet to calculate how much each of us would get if we kept the ring but the sheet seems to assume that anyone taking it will kick in 2151 gold to the party fund. Since none of us have that much gold that cannot happen. The ring represents well over a third of our wealth. By setting the number of rings to zero you can look at the approximate effect. PC gold totals drop below 1000 gold.

I would recommend we keep the ring and mark it as party loot. It's basically gives us access to a lot of useful healing and recovery spells that will probably be critical at some point.
Someone might also want to consider the Quick Runners shirt. An extra move as as swift actions is a pretty nice to have even if limited to once a day. Specifically for TWF now and eventually for multiple attacks.
I'm a natural pack rat as far as scrolls and potions go but I think we should keep the ones that help in specific situations (darkvision, oil of magic weapon, ghostbane dirge, and knock). The glue/solvent I could go either way on. Might be useful at some point but might be better as gear for now.
I'm fine with the loot others have asked for. Currently I just marked the Darkvision and Magic Weapon potions for Cor.
I'll get Cor's shopping list and activities up in the next hour or two.

As far as the totem goes, either works. Lesser Celestial Totem would be a no brainer if you had someone that could channel. Those two abilities are very nice together. Reckless Abandon will lead to getting hit more, and without a dedicated healer that could be a bad thing.

I was thinking the same thing on the ring - keep it and call it party loot. Johan would take the quick runner shirt before he would lit it get sold for half price but he might not be the best to use it. Same thing for potion of Shield of Faith and Oil of Magic Weapon. Don't you want these potions Cor?
Until we work out what we are selling we cannot finalize shopping as we do not know how much money we get. Also I am unsure if the two new players should get a cut of the current loot as I understand they did start with quite bit of gold.

Because I'm getting some questions, I wanted to lay out a few things for the new members as well as the original members. I know that loot can sometimes be a tricky thing, as people struggle to maintain a level of equipment on their character in order to be up to the encounters they face. I know that its also sometimes less desirable to take something you might use if it means cutting into a share of loot that you will use.
So some notes on loot!
- The new members started with a larger sum of gold than the original members. As far as this loot split goes, they should not be factored in. Accommodations have been made.
- While I am using some of the loot from the AP, I will also be adding my own in from time to time. If you find something that appears different, it would be wise to take careful consideration before selling it. It is probably there for a reason.
- In the instance of things like the recently found ring, you may be given access to items that will help buff up areas you are weak in, but those items may be beyond the scope of what you would normally encounter at that level. Sell those at your own risk. I'll stop adding them into the game since you obviously don't think you need them and want gold instead.
- I do not use wealth by level in my games. I can always adjust the difficulty of an encounter to match the party. It is a far harder thing to try and make sure that every party member has XXX worth of gold in items. I'll spare myself that headache.
- This AP does not support a wealth by level system. This becomes obvious as the game goes on. Make do with what you have, accept the challenges you are faced with, and overcome.
- I will drop specific items for party members into the game. Normally this will be obvious. These could be rewards, items to shore up a weakness, or just things I think you need. If you feel you are falling behind everyone else, let me know. We can discuss and see if this is truly the case.
- In the end, don't get caught up in the "keeping up with the Jones'" loot game. I make it a point to make sure everyone is taken care of. If you haven't been, your time is coming. Be patient and be happy for those people in the party who are doing well.

I agree that the ring is just too useful to get rid of. Access to remove disease, remove curse, etc, with a divine caster is just plain amazing. I would deem it a party loot item though.
Also, there really doesn't seem like there is a lot to spend your cash on in town, other than masterwork weapons and armour, so I don't think that wealth is that useful at the moment.
Lastly regarding loot in general, I not a huge fan of the whole pay the party for your items thing. I feel that it usually results in selling useful items in interest of 'fairness'. Some classes are just more item dependant than others. Gizsmith could never get a magic item again and still be very effective. What I usually prefer to do is to consider all the loot part of the 'party bank'. You may borrow from the bank, but items are returned once you don't need them anymore and if no one wants it, then we sell it. Similarly, if you borrow money to buy an item, that item technically belongs to the party and goes back to the bank, when you are finished with it.
TLDR: I care more about party strength than personal strength and I would rather not sacrifice the former for the sake of the later.

Personally I come from the same school of thought, but I won't make choices for a party on how to split their loot or account for it. I find the whole idea of tallying totals in a spreadsheet to be a bit "scroogy" for my tastes and would generally oppose such a system as a player. However, as the GM I have the luxury of not having to worry about it. :)
If you find items, and someone can use them, they should use them. If no one wants to use something, sell it and split the coin. I am a fan of saving a percentage of found coin for expenses such as healing wands however, because no one should have to shoulder that burden.
In the end, I will make sure everyone has what they need. Trust your GM. :)

Another +1 for Gizsmiths post as it largely echos my own views. I like to look at what we got, figure out where it would best fit and then get it to that person. Whatever doesn't have a home gets sold and that money fills any gaps the party might have.
I'm also a big fan of keeping things that provide for creative use in the future. It can be someone GM dependant (some prefer staying on the straight path) but I know the good Capt'n tends to have a pretty wide view.
I do however like the spreadsheets for two reasons, first just for the tracking of items and what was done with them (I mentally thank Bella almost daily for all the loot lists across various games) and second to speed up "sell off/go shop" times.

Ok, so I fixed the gems to by just duplicating the number of them so the /2 brings it out to the full cost of just those items. Will remember that on future items. I also removed Giz/Szacha from the split but added a party split to the gold. I'll go ahead and take the quick runner shirt also, might help to get me in positions for better flanks.
With everything else claimed out including the ring and such going to party loot the final gold values for everyone would be:

When I use Battle song, I can choose to weave a rage power into it (one that doesn't require a StA). Everybody who 'gets into the song' benefits from the rage powers.
Lesser Spirit Totem: While raging, the barbarian is surrounded by spirit wisps that harass her foes. These spirits make one slam attack each round against a living foe that is adjacent to the barbarian. This slam attack is made using the barbarian’s full base attack bonus, plus the barbarian’s Charisma modifier. The slam deals 1d4 points of negative energy damage, plus the barbarian’s Charisma modifier.
So those affected would get an extra attack per round by spirits. My BAB and my Chr (so +5 to hit; 1d4+3 dam atm). Sounds good? I'm also looking at energy resistance and elemental rage, as those could become quite nice later on...
Let me know if you have suggestions! Still time to change.

Loot lists are awesome and absolutely necessary. I just don't think we need to worry about 'paying' the party back.
That being said, it is nice to be able to see the party wealth distribution.

I just retconned some purchases for the wagon, since I was concerned about weight before I got that. (swapped portable alchemist's kit for a full lab and added some more dry rations. Combat gear remains unaffected)

Getting the next set of maps set up and I need to understand who will be using light sources. Since this is a series of encounters at night there will obviously be some visibility issues to overcome.
For those of you who are new to the game, I also need you to log in to Roll20 and let me know your player name displayed there so I can properly assign your token to you. Szacha won't have a token until we move to the new map, but the login name is still needed.
Right now I have the following info:
- Giz - Using Ioun Torch, shows to all players
- Giz, Bellanie, and Sasha have low-light vision.
