Then, Sara hyped it up. Now, I'm having a mild panic attack about not running a sucky game.

Busy here. Lots of patients with no patience

Just say Tank You and be done with it.That's what we did. Replaced the tank for about a grand. Put in an insurance claim with our home insurance company for the water damage.
Back when I was living in Philly, our hot water heater went t+~& up. We got lucky though. Our next door neighbor was a plumber, and he was able to get me a new heater at his discounted plumber cost, with a minimal labor cost to install it.
Incidentally, construction of hot water heaters is governed by ASME Boiler and Pressure Vessel Code Section IV.

Incidentally, my old barracks roommate from my days in Monterey is a lawyer in Houston . Also, a huge beer aficionado. I'd love to get up a beer and BBQ rendezvous
