DESCRIPTION

The wearer of brawling armor gains a +2 bonus on unarmed attack and damage rolls, including combat maneuver checks made to grapple. Her unarmed strikes count as magic weapons for the purpose of bypassing damage reduction. These bonuses do not apply to natural weapons. This special ability does not prevent the wearer's unarmed strikes from provoking attacks of opportunity or make the wearer's unarmed strikes count as armed attacks. The brawling ability can be applied only to light armor.
CONSTRUCTION REQUIREMENTS

Craft Magic Arms and Armor, bull's strength; Cost +1 bonus

Would the +2 bonus from the armor of brawling quality apply to a Brawlers unarmed attack (CMB) to disarm, sunder, and trip?

As long as the brawler is using his unarmed attacks to disarm, sunder, or trip (the three maneuvers that use weapons and would benefit from any enhancement bonus to attack), then yes.

In the case of grappling, the brawling armor specifically states a +2 bonus to grappling because grappling doesn't by default use a weapon (unarmed or not) and don't benefit from weapon enhancement or other bonuses to attack. So that was considerate of the writer of the brawling armor quality.

Although I suppose it is possible to use a weapon to grapple, based on the right build. Hamatula Strike impales an opponent on any weapon with the piercing property, so I would imagine any bonuses to attack would apply there.

But this is neither here nor there, since, as you said, brawling specifically grants its bonus to grappling.
