Kaijitsu Manor


Rise of the Runelords


Did anyone else's players want to buy it from Ameiko Kaijitsu? If so what price did they pay?
(I see in the threads a couple groups were given it)

Also, anyone draw out any plans for it?


Ultimate Campaign says, that a manor costs around 5160 gp. But this is a standart manor-mansion. Kaijitsu Manor may be bigger or smaller, with other set of chambers. In the price modifiers must be taken condition of the building and the land around manor. Of course, if Ameiko is willing to sell it, she'll might do it for purely nominal price - PCs are her saviors, friends and local heroes. I'd say 3000 gp, or 2500 with some trading and diplomacy (DC 30).
Maybe it's better for the party to buy Chopper's Island?


They did that, chopper's island is only large enough for a good sized church, one manor house and a large barn. (They could fit another house there but the character who bought it built a orchard). There are five people in the party and they all want their own place.

And its almost always cheaper to build than it is to buy (except in large cities and the middle of nowhere).


It's good to know that my players just want a guildhouse, not manors for everyone (but at one point, they wanted to make it from Catacombs under Sandpoint).
Did you gave them Foxglow manor? I'm thinking to give it to my players at the conclusion of Skinsaw Murders


Foxglove Manor is owned by his sister after he dies (just because you stole someone's deed doesn't make it yours). Plus it's run down, crappy and miles from anything.

My group burned foxglove manor to the ground after they finished getting rid of the evil in it (after they looted it).

You're party may want to buy Foxglove townhouse, or you could have Lord-Mayor Haldmeer Grobaras give it too them (maybe reduce the money he rewards the party with too).

Drew out a basic idea of Kaijitsu Manor, probably need to add a basement (wine cellar) to it.

Speaking of the Catacombs...
Just East of Junker's Edge the Wizard plans to build his house, with his basement leading to the catacombs. He's been fixing up the catacombs after the cleric in the party insisted he remove the 'evil' parts of them.

Room B6 now hold the wizard's trophies: Currently on display is a human male poorly preserved in glass (Lonjiku Kaijitsu), Quasit preserved in glass (Erylium), a set of poorly preserved harpy wings (from Thistletop), a stuff and mounted Barghest (Malfeshnekor), a dog sized black dragon (Blackfang), a perfectly preserved flesh golem stitched to look like a scarecrow (Scarecrow), and a Lamia complete with armor & spear (Xanesha).


I don't see how Ameiko would be okay with her father's body being used as a trophy, regardless of the antagonistic nature of their relationship.

Thanks for sharing this. One of my PCs wants to convince Ameiko to part with it to start his own Crafter's Guild. I took a hack at sorting things out using the Ultimate Campaign Rooms.

1x Ballroom (grand room and entrance, made the most sense to me based on descriptions)
3x Bath (I put one into the Master bedroom)
6x Bedroom
1x Book Repository
1x Common Room (The upstairs multi-purpose, may need 2x, based on size)
1x Game Room
1x Kitchen
1x Lavatory (1 Room entry should cover the 2 listed)
1x Lodging (could be Bunks, depends on how nice servant quarters are)
1x Office
1x Sitting Room
3x Storage

Build price: 5680gp
This is fairly comparable to the Mansion listed in UC at 5160gp, but it has fewer total rooms.

Changes I'd make to this list:
1. Swap the pantry (Storage) out with a Laundry. The Kitchen entry says it comes with a small pantry. (Alternatively, include that Storage as part of the Kitchen and don't count that room towards the total.)
2. Add a Stall and a Garden to the outside.

Using the above changes, 2x Common Rooms, and adding 2x Storages in the basement for the Wine Cellar and Root Cellar (replacing the 1st Floor Pantry), I get a total of 6650gp.
If Ameiko sells it, you can choose whatever you want, but I hope this helps.


I think Aldern's sister is somewhere far away to immediately inherit family manor. And I suppose, after discovering the document that states, that ownership of manor, will go to Brotherhood of Seven (which is an evil secret society) Grobaras will be happy to give it to the party (so he can be able after to say to others, that he prevented a devilish scheme of an Evil Cult, and he's the hero of the day). Of course, in my game it will happen only if the PCs will ask him, to grant it to them for better use. But yes... Its miles away from anything. They possibly will decline such idea (or not, party's summoner is a greedy soul).
Townhouse is of the list, because this building was totally owned by Foxglow family, and it's in better state, location and reputation than the Manor. So Aldern's sister 100% would press her right to inherit and keep it for the family (and I think she has better chances with it, then the manor).

About Catacombs - how's that in your game, that it's not town's property? I don't think this kind of place with historical value (and potential source of threats/profit) will be easily given to some persons, even if they are local heroes. Or they have taken all responsibilities to maintain the place, guard it, give access to scholars?

I'll most likely re-do the Manor. It needs a basement. I think I'll cut the pantry in 1/2 and make it laundry and stairs going down to the basement.

Keep in mind the Alderan Foxglove was up to his eyeballs in debt. Creditors may get that townhouse first and look to sell it. Or Grobaras could claim some law about seizing a location used in a crime syndicate and just give it away.

As for the Catacombs they just kinda just took it....
The cleric informed the Mayor (his cousin, he took the Campaign Trait Favored Son) that it appeared to be an evil temple from ancient times dedicated to Lamashtu but the evil in it had somehow been reactivated.
After displaying the sin creatures and the deformed goblin to her, the party said it would take time to cleanse the evil and make it safe for the town above. Which they wouldn't make the town foot the bill for.
Under the glassworks the party had entrance bricked up and a stout door installed. For the first few week or so they even hired a guard who was tasked with running away and warning everyone about the evil inside.
They filled/collapsed the smugglers tunnels. (Which they payed for, not the town)
The cleric and the party's wizard removed all the evil iconography (mostly with cement) and then rededicated the temple room to the various deities. (Again party paid for)
The party's wizard was fascinated by the Thassilionian empire and became friends with Brodert Quink and the two researched the area and the rune well and how to remove it. (They did too)
After saving the town, dealing with an evil cult lair under their city and killing everything at thistletop without asking for a reward; the party was given the catacombs with the intent that if more evil lay under the catacombs (there were collapsed stairs going down) that the party should deal with it.
The only one in the party who really uses it anymore is the party's wizard, he sleeps in the levitation room.

Don't forget to keep in mind that Varisia is covered in Thassilioan ruins. Heck the farm in the skinsaw murders is supported by a giant stone statue head. So historical value is everywhere, actual monetary value would be more important and thats already been looted. Now its just a hole evil my climb out of to kill townsfolk. Giving an evil hole in the ground so people stick around, is cheaper than rebuilding the town every time evil comes out.

Had a issue with resizing, the normal pictures are HUGE. So I made the walls thicker (so you could see them) and that messed everything else up.


Where did these files go?


Sadly, things get taken down far too often. I wish someone would just take everything that gets uploaded and toss it up on an IMGUR account (photobucket is aweful).
