Maneuver Master 1 / Rogue rest, is that a good idea?

Advice

Ok, I have this idea:

Rogue or ninja mainly, except for 1 level of Maneuver Master monk.

With that 1 level dip I lose:
1 BAB (on most levels)
1 level slower sneak-attack and other rogue abilities like advanced talents or evasion.

I gain:
Bonus feat
Monk Unarmed Strike (IUS, 1d6 damage)
+2 to Fort and Will Saves and still a +1 Reflex too (free Greater Fortitude and Iron WIll basicly, that stacks with those two)
Stunning Fist
Flurry of Maneuvers

Now the idea is:
Pick Improved Dirty Tricks as bonus feat. With Flurry of Maneuvers I can make 1 free Dirty Trick attempt per round at a -2 penalty. It doesn't replace an attack nor do the attacks get the -2 penalty.

So the idea is that I try to blind the enemy. I'm aware that I'm on 3/4 BAB, with a -2 penalty (which gets balanced out by Improved Dirty Tricks though), and without Agile Maneuvers (which I might have to take later) I use my weak Strength score.
But hey, if it misses nothing is lost really. The CM attempt is in addition to a full attack it doesn't replace any attacks.
If it hits however the target loses it's Dex to AC, takes another -2 to AC so its super easy to hit for my full attack (and everyone else on my party) and I get to do sneak attack, and the target has to spend a move action next round to get rid of it or take 50% mischance.

I'm aware that CMD starts to skyrocket later in the game, so this tactic might eventually become unreliable. Sure as ninja I could take Invisible Blade but thats not available till level 10 while this would work from level 2 on. The vanish trick is only possible a few times a day, while I can do this all day long.

Has anyone ever tried something like this? I'm not sure if I'm missing any obvious traps in the build.

I'm playing a 5th level Tengu Maneuver Master monk (disarm/dirty trick) and routinely use dirty trick to blind opponents and the rogue in the party then goes to town on them. Then I move on to other opponents and either disarm, blind, or straight up damage them. Seems fun so far.

I wouldn't do it. It'll be a waste of feats if it's strength based on a dex based medium BAB character, especially with the extra -2 for flurry.

The -2 from flurry cancels the +2 for the feat so you're comparing your BAB+strength to your enemy's BAB+strength+dex+10. That's not a winning calculation for a medium BAB character.

Dips for Ninjas/Rogues into Monk, I think, are a brilliant idea because of Style Feats. Some pearls in there.

2 levels in monk when being a ninja also gives you evasion.
