Ah, the petty victories in life. Are they not the sweetest?

So I met with the new uber-Lawful property managers who will take over the rental of my parents' home, and it turns out that while I'm in the clear, there are a lot of things my family members weren't doing that will eat significantly into their income:

  • It turns out that as non-California residents, they should have been filing California state income tax forms on the income they were receiving from rental property in California. Since I don't believe any of them were, the property managers are taking 7% of the rent to pay those taxes.
  • The property managers also insist on buying workers' comp insurance for anyone who works on the house, to the tune of 13% of labor costs.
  • They're also collecting the standard 8% commission, plus 50% of the first month's rent every time there's turnover. Which means it's in their best interest to ensure as much turnover as possible.
  • So yeah, I think my family will still see significant profits in booting me for someone who will charge full rent for the property. But it is kind of nice seeing all the paperwork hoops they're going to have to jump through that they never had to deal with before. "Wait, you're not just going to send us a check any more and deal with everything yourself?"

    Ah yes, Midwestern thunderstorms, I can see the sheets of rain cascading on the parking lot across the field, and then again up the street to the north. Yet where I'm standing its just a refreshing mist.

    I've got the feeling that I'll be extremely busy for a while. On the order of eleven hours a day, every day busy. One of my fellow guards quit, and the other may or may not show. I may not post as much as I used to. So forgive me for the delays in postings.

    Thanks, TL. He quit because of a new company policy regarding vacation pay. He didn't get any. Meaning he got cheated out of it. I don't blame him. If such happened to me, I'd walk also.
