First is about Sneak attack, there are two conditions you get to sneak attack:

1)Target is denied his/her dex bonus
2)Target is flanked

With range attacks, if you are invisible could you continuously sneak attack under the effects of Greater Invis? Assuming you are within 30 ft of course. What about sniping? I know its possible to snipe but your attacking from stealth (effectively invis for that attack). Do all snipe attacks (within 30 ft) qualify for sneak attack damage? Assuming your target is engaged with other party members and isnt flat footed.

Next has to do with range attacks and a melee character helping you flank. From the rules on page 197 that state "Only a creature or character that threatens the defender can help an attacker get a flanking bonus". Im taking this to mean that if the fighter is up close and personal and the archer is oppsite the fighter and within 30 ft he qualifies for the flanking bonus but not the fighter. So he would get sneak attack dmg added to his dmg roll. Am I right on that?

Finally is magic item creation, I know you can put different bonus on different slots. Example: you can create a Ring of Armor (AC 8), and it should cost same as Bracers of Armor (AC 8). This effectively just changes the "slot" being used.

Does this apply to Rods and Wands? Could I make an Amulet of Extend spell that functions just like a rod? It would still only have 3 uses per day, but i wouldnt have to worry about having the rod in my hands. If that is feasible, can the same concept be applied to a Necklace of Fireballs? Could I create a Neckless of Metamagic effecting beads? One of Quicken, extend, silent, and still? Only one could work at a time so it would be like i was activating multiple effects at once. But could i chose which i used each round to modify my spells?

Greater invisibility (or similar effects) do indeed let you make multiple sneak attacks, even with ranged weapons (as long as you're within the 30 foot range limit for sneak attacking).

Only melee weapons can gain benefits from flanking; ranged attacks never do. "Flanked" isn't a condition that a creature gains, like staggered or confused.

As for magic items that cross boundaries, like an amulet of extend metamagic or a hat of fireballs with 50 charges... you can absolutely make those. You could even make a necklace of maximized fireballs. Pricing things like that can get tricky, of course, and if you're a player, you'll certainly need GM approval.
