My PCs are talking about just outright buying a house in Sandpoint, my question is what would a person buying a house in sandpoint expect to pay? none of the books I own cover that. Also, the house of the blue stones is currently ownerless (the PCs had Sabyl accompany them to thistletop where Gogmurts Firepelt made mincemeat of them in the tunnels.) so do you think the price for that specific building (the library is being auctioned off and most of the books will wind up at the curious goblin so no accounting for the library in the cost)

The Guide to Korvosa gives some property values...while the values in Sandpoint wouldn't necessarily be the same it can give you a few places to start. Houses run from 100,000 Gp in the well to do areas to as low as 20,000 in the lower rent areas. Smallest you'd pay would be 8,000 for a townhouse in the older more run down sections of the city.

Depending on how you want to handle it, the PCs could get a deal on the property if no relatives, or the price might be higher if they are blamed for the death of the previous owner.

Some base prices can be found in the DMG on page 101. :)

EDIT: There should be some other monks at the monestary though, isn't there? I put about 12 others there from the size of it in our campaign.

Your friendly Pathfinder RPG rulebook has info on cost of living for PC's in the Gamemastering section on page 405.

My PCs came across this issue too . . well sort of.

Spoiler:
The dragon burned down most of the town during the Raid on Sandpoint, leaving many in the town without homes. They personally funded the building of several homes and contributed to the rebuilding of the cathedral.

I used the figures from the 3.0 DMG on pg 151.

Simple House = 1,000
Grand House = 5,000
Mansion = 100,000

Hope that helps. Sounds fun.

I think I'm gonna go with a collateral down payment, and then just use the monthly living rules from the gamemastery chapter, thank you guys for your links and your help.

buying a house:
Actually the group I DM asked the Mayor that they be given a house as a reward for saving Sandpoint during the goblin attack. They took possession of a house that had its whole family killed during the assault.
