Kirian uses his magic hands to open the unlocked chest that bears a gaping hole in its top. He digs through the chest to find a pile of moldy ragged clothing -- nothing of value -- and a bundle of documents, mostly moldy and stained. Most of these documents are old letters which appear to relate to the original purchase of the house; details are unclear, though their general tenor can be deduced. One sheet, towards the bottom of the bundle, Habbi identifies as a clerical scroll of hold person.

Kirian moves to the next room (17). The oak chest looks a little too large to be opened by Mage Hand, so Kirian instead taps at it with his quarterstaff and inspects it closely, listening for movement before trying to open it.

Habbi takes the scroll, "Yes, it currently seems beyond my power, but if need be, I will beseech the Sun Lord. Who knows? Maybe he'll hear me?"
Heading to the next room, Habbi stays at the ready for nasty surprises and still concentrating on the detection spell...

Kirian inspects the chest in area 16 a little more fully and finds a hidden compartment with three small diamonds in it! (Each is worth 25GP)
The chest in area 17 is woefully empty.
At this point going down (or up to the Attic) is pretty much the only option

Just as he is getting ready to leave the room, Peren notices something odd.
"Hey guys....take a look at this. It looks like someone has move some of this furniture around...and recently too. I wonder why?"
Peren examines the old position and compares it to the current location of the items moved.

Kirian pockets the gems and looks around the room more intently after Peren's observation.

"Hmmm... the open door... Ned being tied up... moved furniture..."
"Whatever is going on, we're not the only ones in this house, but apart from finding Ned all tied up, we've only found insects and vermin. So if there is anyone here, they're either in the attic or the cellar."
Kirian walks back out to look at the collapsed stairs leading to the attic.
"Getting up there is going to be a problem. Do we try to climb up with rope, or should we trust that whatever is going on is rooted in the cellar?"

We should probably leave no stone unturned. Let us climb up and take a peak before sallying forth to the cellar.
Carric begins to look for a spot where he can climb to at least peer into the attic.

Peren moves the items around, but nothing stands out. It looks more like someone was either searching for, or hiding something.

Looking over the ruined stairs, Peren decides not to attempt them.
"Hmmm..probably not able to finesse my way up...too bad."
Peren will search the room with the moved furniture again.

"I'm with Peren on this one. I'm not really much of a climber. I'll wait down here and keep watch."

Habbi smiles and moves forward to climb up, "I'll let down a rope."
Setting his pack on the floor to lighten up a bit, Habbi puts his head and arm through the coiled rope, then begins climbing.

Peeking around the attic to make sure there is no danger, Habbi pulls himself up into the room. If the light cantrip has faded, Habbi will cast it on the first object he sees in the room.

Carric, with the added advantage of the rope, climbs up too.
I am not certain if the rope gives advantage, like aid, or if it lowers the DC. I will roll twice just in case.

Kirian decides to try to climb with the aid of the rope.

He stumbles and nearly falls, then gets back down when it's apparent that he's not going to be successful.
He calls up, "Sorry gents. You're on your own with this. Just be careful up there. And watch your step."

When in doubt, assume advantage in 5E. But yes, Rope lowers the DC to 5.
Habbi looks around and sees /A gaping hole in the floor shows where the top of the staircase used to lead before its collapse. There are grimy cobwebs on the walls and ceiling and the floor is liberally strewn with dust and rubbish.Several holes in the roof allow dim light to enter this large, dirty room which appears to extend from the back to the front of the House. There are pieces of broken furniture here and there, and rubbish is heaped about the floor. There are two large sacks in the northwest corner. Otherwise there appears to be nothing of interest here.
The attic is one large room that takes up the entire house in a T shape. Habbi is in the northern portion and I've describe what he can see from where he entered. There's a large area to the South that he is unable to get a good look at

He reaches the attic with some difficulty and joins Habbi and Carric having a look at the large sacks, trying to be careful of the floor.

"Whatever is up here, I'm getting the feeling it's not tied to the suspicious activity."

The large sacks don't really have anything of value, just old clothing and rags.
Where is everyone? I believe I've stated the expectations for posting are once per 24 hours. That means we should have about 7 posts per day at a minimum. Since Wednesday we have had 2.

One of mine for sure disappeared. I'm trying to keep up but I'm having a bit of a tempo issue, the room by room is taking a while and I feel like it's hard to reply. Especially since others are leading the searches... Is there a way for us to convert more ground IRL that doesn't leave us to problems of ambush in game?

To be fair, sometimes I am waiting for a response to someone's action from you. For example, it seemed like everyone was trying to make it up into the room. If I knew that the sacks were just rags and old clothing, I would have moved to investigate the area that I couldn't see. :)
Habbi moves, gingerly testing the floor before each step, toward the South, holding his glowing mace aloft like a torch. Worried about another vermin infestation, the cleric readies his shield for an attack.

@Habbi if that's the case then just post an OOC "Waiting for you GM" and I'll know that I'm the holdup. or you could do an if/then as in "If the sacks don't have anything then I'll move South if they do then I'll wait with Kirian @Rolen I'm trying to move things forward a little more quickly, that's why I'm posting multiple rooms in spoilers and revealing the entire map. However, everyone should feel free to lead the exploration and not rely on one person to push things along.
If I understand the situation correctly Habbi, Kirian and Carric are in the attic while Rolen and Peren are not. Habbi and Kirian are now in the Southern area of the Attic while Carric is waiting at the opening

As you approach the southern part of the attic you can see that it appears to extend over the whole of the front portion of the house. It is a storage room where the bric-a-brac of many years has been left. There are more broken pieces of furniture, a few sacks and piles of old clothes, but in general the room appears to contain nothing of interest.
In the rafters there is the flutter of wings...

No map for this fight, but it shouldn't be too complicated. The Stirges are flying but within melee reach since the rafters are only a few feet overhead. Habbi's torchmace is illuminating them, in case Carric wants to make pincushions of them.

Desperate to save Habbi, Kirian casts Sleep at him, hoping to take down the 3 stirges latched onto him and the other 2 hovering nearby.

Carric and Krian will be unaffected because of Elven immunity to magical sleep, likewise Rolen, though he and Peren should be out of the 20' range.

Kirian no need to roll, you can just narrate murderizing the 2HP stirges. Also, I don't think you crit on a 19. Also, everyone please check your HP on the map to ensure it is accurate. That HP total is what I use in game.

Kirian pockets the loot, making a mental note to inspect the ring later.
"I'm right behind you Habbi."
Nothing left now but whatever is in the basement. There's no back door, just the stairs down at the back of the house or the patio area. We'll want to take the main stairs down since the back stairs leading to the kitchen are partially collapsed.
Before we head into the basement we should take at least a short rest. I have a feeling Kirian is going to need that Sleep spell back soon.
