Gethric is silent, though obviously getting impatient with all of the waiting and planning. To calm himself he turns the point of a dagger secured at his waist inwards and focuses on the calming effect the pain gives him as the point of the dagger presses against his thigh... not hard enough to draw blood through his clothes, but hard enough.

Hearing no objection to her plans, Psyana describes where the group can hide such as to be able to take the guards down one at a time.
Spawn, do you know how to cause non-leathal damage? As we have discussed, we have only one mark, if we can knock the guards out, then it will cut down on unnecessary bloodshed. Not that I care, but our benefactor appears to want this done in a professional manner.
Is there a map of the area? So that we can plan out our attack?

Gethric raises an incredulous eyebrow at the mention of non-lethal damage... "If one of the guards is before me I'll strike to lay him low with as much force as my arms can muster. If one of you care to staunch his wounds afterwards so that he doesn't die, then you are free to... but I'll not still my hand."

Smoke shakes his head. It is no easy task knocking a man cold with a single blow, despite what the bard's like to tell in their tales. But so be it. We'll attempt to subdue the guards quietly and then when, I mean if, others hear the commotion, we'll deal with them accordingly.
Do we have any idea of the actual layout of the manor? Has anyone managed to procure any rough designs of it?
Don't know if there would be anything like architectural plans available to steal/buy. Probably thinking a little too modern with that.

We can see two bedrooms on the second floor facing the balcony. It has a high walled rear yard that is not too large. Takes the guards about 6 minutes to make a rotation and there are two guards on duty at a time making the rotations spaced about 3 minutes apart, so 3 minutes between each guard passing a location. The staff enters through a lower level which appears to attach to the upper house as we do not see the halfling servants/slaves leave to get upstairs.

We were given three days and I think we've used two already, so we're at a hiding to nothing moving forwards as we have to carry out the hit now.
Rather than being stagnant, how about we move forward to our stealthing up on the manor during our night assault and we can play it out actively rather than theoretically?

Ok, one last thought. I just realized I have charm person memorized. I can attempt to charm one of the patrolling guards and instruct him that we are friends hired to test the security and that he should keep the other guards from harming us, and to help protect us if we are attacked.
Since we have not done anything yet, can I sort of retcon and switch my spells to 3 charm person spells?

When you arrive the house is eerily silent as the guards patrol around the fence. You make your way across to the fence and attempt to climb it. You approach from one of the sides of the building deciding that trying to climb the fence directly facing a standing guard being foolish.Stealth and clmib checks please from those who have yet to make them. The climb DC is 13. Failure by 5 or more gets you caught in the pointed bits at the top and get hurt. You have to make another climb check to get over at DC 13 if you failed the first roll. Each time you fail this check you take more damage.
1d20 + 7 ⇒ (10) + 7 = 17
Psyanaka easily scales the fence and manages to get down to the otherside. Csiza however gets caught into the pointed barbs at the top of the fence and hurts her self biting her lip to stifle a groan of pain 1d4 ⇒ 3 damage.

Gethric makes hard work of the climb, getting cut on his first attempt and needing to spend many long seconds before he finds enough footing to make it over.

Upon seeing the wall, she curses softly in a language that seemed made for them, and attempts to pull herself over the wall, falls and damages herself
Lilith untrained Climb 1d20 ⇒ 8 failing she takes 1d4 ⇒ 2 damage.
A true professional, she tries again, Lilith untrained Climb 1d20 ⇒ 13 and manages to scale the wall. She drops down on her knees and surveils all within 30' for a few moments, silent as the night she has pulled about her.

Are the guards patrolling inside the wall? I thought that they were outside and we managed to get past them.
If we see a guard, or anyone else, Psyana will use her Slumber Hex on the person. This is a supernatural ability, so I assume no verbal component/noise as a spell. Not sure whether the DC is 15 or 16 (Will save) as it is 10 + 1/2 level + Int Modifier and I am not sure whether 1/2 level 1 is 1 or 0.

With my dark skin and clothes, I attempt to blend into the shadows and move toward the lantern light with Spawn behind me. Once within range, I will Slumber Hex him.

TarkXT - do you have a rule on non-lethal coup de grace attacks? Make fort save or fall unconscious or something like that? There seems to be no ruling that you can or cannot do it.

You can do nonlethal coup de grace. But only with non lethal weapons you are proficient in (i.e. unarmed strikes(with feat), saps, etc.)

As the guard rounds the corner of the house he simply yawns and collapses face first into the dirt yard as Psyanaka's hex hits him.

Gethric's wry grin grows wide across his face as he reaches the fallen body. Carefully, he lays the bladed end of the chain on the opposite side of the fallen guard's neck. Gripping one of the blades with gloved hand he kneels next to the body then draws the chain across the guard's neck with a sudden violent pull.
The backwards facing barbs on the chain catch on the guards throat and tear it bloodily open...
Coup de grace: 2d4 + 4 + 2d4 + 4 ⇒ (3, 3) + 4 + (2, 1) + 4 = 17 for a DC 27 Fort save or die.

One down, one to go. Lets move forward so that we get the second one before he reaches this point.
I look and listen to see if anyone heard our actions.
Perception: 1d20 + 4 ⇒ (1) + 4 = 5
Then, assuming I heard nothing, I move along the direction from which the guard came and find a good place to hide waiting for the other guard.
Stealth: 1d20 + 6 ⇒ (20) + 6 = 26
When I see the guard, I use the slumber hex again.

Silence shakes her head, presenting her rope meaningfully.
Silence watches as Squid and Spawn plan for a second attack. Rolling her eyes, she turns to Smoke, points to the guard's corpse and waves her hand in front of her face. She then scans the home for a way into the building from the courtyard.

As csiza looks up she sees she can reach the second floor balcony fifteen foot above here. There is also a window but a quick test shows it to be locked from within.
LEaving a bloodied dead guard you mwait for the next one quietly when Gethric feels a terrible itching in his nose. It starts small and Gethric rubs at it to try and make it go away. But before he cna stop it his body does what it always does and the huge half orc sneezes, loudly, and messily across the back of Psyana.
As the guard comes into view trying to investigate the noise Psyana quickly tries to drop him with her hex.
1d20 + 1 ⇒ (15) + 1 = 16
But he seems to simply plow through it as we rushes over. He's caught completely offguard by the sight of Gethric hunched over with bloody chain in hand trying to hide behind Psyana. As he raises his voice to call an alarm you rush him in hops of stopping it before he alerts the whole house.

Take your surprise round. Guard is flat footed. For those un aware of how initiative works it's typically split between badguys/goodguys and each group takes their turn. The order of your post is the order you go in.
No point in map just now. Guard is about 15ft in front of Psyana.

Cursing his olfactory senses even as he wriggles his nose to prevent another sneeze Gethric lunges forward at the guard swinging his chain in a wide arc so that it wraps around the man's back...
Charge if there's a clear line, move to close combat if not.
Charge: 1d20 + 4 + 2 ⇒ (16) + 4 + 2 = 22 for 2d4 + 4 ⇒ (2, 2) + 4 = 8
...reversing the direction of his swing after making contact so as to tear the chain barbs in a raking motion across the guard's back.

Question. Tark in your description you mention a window. Since we know it's locked does that mean it's on the first floor near us, easy to get at? Also, you mention it is locked from the inside. Does this mean we aren't allowed to attempt to pick the lock at all, or does it just increase the DC?

It's on the first floor I made the assumption you would try it to see if it would open. It's not impossible to open but the DC would be fairly high. Imagine that the building is L shapes with the L on its back and you on the side of its lower edn if that makes sense. A full quarter of the building is dedicated to a big balconey above you.
