Gavin claps his little friend on the shoulder, smiling. "Indeed, Bedu - good thinking! They may have all this information somewhere else... but they may not. We could throw their operation into disarray if this map disappears. Of course, we probably shouldn't keep it at Vanderboren manor. Since they don't know of you, Ismaire, perhaps you know a good place to hide the map?"

Shrugging, Gavin picks up his flail and rests it on his shoulder. "Regardless, let's clear this hideout and come back for it. No need to be dragging around a giant map if there's more to fight."

you can take the map but not leave the flags in their positions if you do so as you need a board behind for the flags to stand. By itself the map is just a regular map of sasserine

Gavin cautiously open the next door to find a corridor, the door in the other side is wide open into another room, one that is quite barren and looks like an antechamber of some sort, in front of the door stands a towering goblinoid figure. It is clear even from afar that whatever that is now is no longer alive and just a walking corpse.
The figure remains in his place, emotionless but is likely that entrance in the room or an attack from afar will entice his reaction.

you are free to move along the corridor, you can position yourselves in the room but just the tiles adjacent to the entrance and doing so will start the combat and the initiative.
Tessa, Ismaire, Bedu and Gavin win the initiative against him so when someone enters the room the only ones without an action before the bugbear will be Erick and Cormag they still can position themselves in the room before the bugbear attacks

With clenched jaw Tessa responds to Gavin, "Vanthus may only be a lietenant, but that changes nothing in my mind. Nothing. At. All."

that was clearly a bugbear the biggest of the goblinoid creatures, but clearly this one is no longer alive and has been reanimated as a zombie, probably to function as a guardian of sorts. Zombies are not that quick to react and while Bugbears are usually deceptively quick and agile you can expect this to be slow and bulky. On the other side cuts and slashes do little to slow him down and you can expect bladed weapon to be less efficient than expected

Erick looks down the hallway. "Ok, so, let's do this smart. Semi-circle around the doorway. I pour out some gunpowder on the ground in a circle on this side of the doorway. Then I shoot the idiot in the chest. It runs down, through the door, and stands on the powder. Someone tosses a torch at it's feet, blowing up the powder under it. It'll take the brunt of the damage, we might get a bit of powder burn standing around. Those with cudgels stand on either side of the door to flank. Those of us with blades to the front, as flanking won't make much difference. We distract it while those with cudgels or bites tear it apart. If anyone has oil, we can do the same plan with oil instead of gunpowder and avoid the flash burns. Or mix them together, it burns pretty hot when you do..."

Tessa nods along with the plan and when he's finished says, "Makes sense to me." She sheathes her rapier and pulls out the morningstar and steps to the side. "Ready whenever you are."

Erick takes the table and turns it up on it's edge, the top now facing down the hallway toward the undead. He points to his left. "I'd put your pet over here so it can reach..." He draws his powderhorn and pours it out into the open area in front of him. "Bedu, Ismaire, on the count of 3, we all fire at the corpse. Gavin, hold the extra torch in your other hand, when the creature stops on the powder, drop the torch in it." He draws his pistol and his sword, one in each hand, and points his pistol down the hallway, keeping behind the table for extra cover and to prevent the thing from overrunning him. "The count is to three then fire, not fire on three. One... Two... Three... Fire!" The pistol releases a bang and cloud of smoke as it erupts!

Ismaire looses her arrow at the same time as the others, hoping that it will hit her mark.

so the action with the torch I would say is a ranged attack with the torch, so a standard action. I will keep the roll and just use it for a ranged attack so ... yeah.. it goes badly. I don't use fumbles though is just a automatic miss

At the signal Erick Shoots his pistol along with Bedu and Ismaire, the little bard is the only one who's projectile does not hit the mark.
As expected the zombie reacts, he doesn't moan or curse but rather starts to advance towards you in its apathetic way.
When he approaches the gunpowder, Gavin throws the torch on it but it hits the powder on the handle side. The torch rolls away and falls on the ground a couple of feet away from the powder, the flame almost die out on the impact with the floor and the zombie just walks past it unharmed.
He reaches you in your room, a more reactive monster would charge and attack immediately but this one seem to recollect himself before he even charges his swing, giving ample space to Tessa to strike with one of her lunges.

Tessa, Ismaire, Bedu and Gavin have a turn before the zombie can strike

Erick takes a defensive stance, and then strikes his blade against the stone floor, creating sparks.

Either full Defense or FIghting Defensively, depending on the GM's preference. He'll create a spark on the stone with the tip of his sword, shouldn't be hard, steel and stone.

it should be Ismaire turn but I am going ahead as she is unlikely to kill the zombie in her turn anyway

The dead hulking goblinoid gets stabbed and smashed and pierced several times but the creatures acts like nothing happened to it, it turns to Tessa with it's morningstar raised in the air and strikes.

Zombie attack: 1d20 + 7 ⇒ (18) + 7 = 25
Morningstar damage to Tessa: 1d8 + 4 ⇒ (5) + 4 = 9

maybe helped by gravity, the attack itself is deceptively fast, way faster than it's build up, catches Tessa completely unprepared.
Those dead tissues are rotting away but apparently still strong, the morning star collides with the base of her neck, Tessa feels the crunch of bones inside her shoulder and the sting of metal spiked biting in her flesh on her shoulder and the side of her neck.

She falls on the ground but regains her footing quickly her left arm feels strange, as if it wasn't there, surely adrenaline is doing his job and easing her pain but she knows she cannot take many more of these, she also know that as soon as she will calm down and the adrenaline fades away this will hurt like hell.

Erick strikjes the ground trying to create a spark that would ignite the gunpowder

He manages to strinke the stone in the right way and a couple of sparks jump on the gunpowder. The gunpowder sizzles and smokes and start to ignite. both the power and accuracy are a farcry from the explosions you get from a carefully constructed and deployed explosive device but small fountains of flame and sparks dance in the pile of gun powder and all around.

fire damage: 1d4 ⇒ 3

The zombie seems to not react to the flames but that seem o be the reaction to all kind of harm. His feet are bathing in the dancing flames and they are certainly affecting his rotten flesh.

Sparks fly all around the Hobgoblin but the people too close to it can quickly put a hand before their faces and every other sensible area avoiding any possible burn.

rest of the team turn. the gunpowder is still burning and will burn for 1d4 round, of course you don't know the result of the dice.

Tessa groans as she tries to move her wounded arm. She tries to take the blow without complaining but as pain shoots through her body she lets a gasp escape. She knows if this doesn't end quickly that she is in for a world of hurt. She throws everything she has into the next attack and slams the moringstar home again. She screams in her adrenalin rush, "Take it down!"

Gavin draws his flail back and swings again, ignoring the flames springing up from Erick's sword, determined to end this zombie's undead existence before it kills one of them. Shouting incoherently as his flail smacks again into the creature, Gavin smiles at Tessa. "चिन्ता नगर्नुहोस्!"

Ismaire shoots another arrow at the zombie beast in hopes of taking it down.

Cormag then goes around to the side of Erick and goes at the zombie with his talon.

Shadow Lodge

Tessa strikes the zombie and plunges her sword deep into the living corpse up to her hilt, inches of blade digging into it's flesh, while Gaving smash into it's head with his flail.
It is unclear if it was still active or his undeath was already ended by the time gavin hit him but now his head is cracked along with his neck and his whole body slides down along Tessa's blade to clump itself on the ground suffocating the flames that are still dancing below him with his body and blood pouring all over them.

Erick calmly reloads his pistol, and shakes the powderhorn. "Remind me to make some more powder when we get out of this place." He stubs the corpse, seeing if anything is worth taking when he's done.

Tessa flexes and rolls her shoulder after the heal from Bedu. She turns to him with a smirk, "Good as new master bard, thank you for your divine gift! That sucker definitely hit hard."

Tessa begins to look around the room for anything of importance. Take 20 on perception for 25 in the room now that the threat has been vanquished.

the room doesn't seem to contain anything of note. seems ike it's only purpose is to function as a guardpost for that guardian.

"Well, I doubt if we've got any surprise left after all that, so let's get a move on and watch out for ambushes..." Erick raises an eyebrow at Bedu, to see if their sort of thief wants to lead the way looking for traps, or if he's the trapfinder this time.

Bedu takes the hint and moves forwards carefully detecting for traps and magical dangers, especially beyond the bugbear zombie.

I rerolled your perceptions so you don't know if you are doing good or not before venturing forth

as you attune to the magical energies you sense that there is definitely some magic at work nearby.
There are a number of magical auras directly ahead of the door, you can say is not right beyond the door but that is definitely the right direction.

The tight concentration of magic items do not allow you to determine the exact number of items as auras overlap each other but you guess it would be around half a dozen different sources give or take, all in that direction.
The type of aura is hard to recognize too, but you feel there is at least some transmutation in the bunch.
lastly, although they re all together and kinda confusing to read, no aura overpowers the other, they seems to all be faint auras.

When it comes to noises or traps though you perceive nothing of note in that direction, on the other hand there is some watery sound coming from the north.

She shakes her head, clearing it and picks the blade back up. "Alright, let's push on. Perhaps there will a party to attend to tonight."

The door opens on a corridor. 2 doors are present here, from the one leading up you hear a watery sound, as drops falling in a pool of water, while on the south you hear a feminine voice.

"You sure caused quite a commotion coming here. come on in, it is open.."

Her voice is accompanied by a different sound, like some kind of reptilian Snarl.

Erick has both weapons draw, and as Tessa opens the door, he drops on arm over her shoulder, his pistol lined up in front of her. "Shall we dance, my dear?" He asks Tessa, letting her see what it looks like to look down the barrel of a gun from the correct side. Looking over her shoulder he sights the gun on whoever is speaking and...

Tessa opens the door but to his disappointment , Erick finds no target in front of him, just the angle of a wall.
The opulence of this chamber's decor is a bit jarring. The smooth plaster walls are painted violet, Delicately crafted silver lanterns flicker softly on the wall, lighting the room. A shelf to the north holds several books, statuettes, stuffed animals, a crystal ball with a smoky red light at its core, and two coffers; one of darkwood and one of iron decorated with tiny jade bats. A five-foot-wide landscape of the city of Sasserine hangs on the eastern wall, yet all the ships in the harbor fly flags depicting a serpentine dragon coiled around a lotus. A pair of overstuffed chairs sits beside a low table heaped with fruit and bottles of wine.
To the south stands a lone wooden cupboard. The floor itself is adorned with a thick, deep purple carpet. An open door to the south leads to a bedroom. The floor of this room is thickly carpeted, and the walls have been smoothed with plaster and painted in a soothing light green.
A delicate crystalline chandelier hangs from the center of the ceiling. to the south a dressing table sits next to a padded stool, and a large canopied bed with silk sheets looms to the southeast. Between these two objects sits a heap of oversized cushions.

The woman raises from her bed accompanied by a reptilian pet with a yellow crest Tessa just barely see her as she takes cover behind the wall.

"so is this the way Lavinia's flunkies want to play it? Is smart I guess, I like smart, and I think your talents are wasted on a simpleton like the Vanderboren's lady. So before we go ahead and start to maim each other what about I make you an offer? Why don't you work for me instead of against me?
I have certainly more power and resources than your current patron. She is naive, and without ambitions. At best she will outgrow the need of you and leave you jobless, at worst her stupidity will cost you your lives. How do you feel about it?"

You can try to talk or you can try to attack, you can move into the first room but moving too close or in a way to menacing (like setting yourselves up for a ranged attack) would trigger an initiative roll. also the fire wasn't shot so I didn't enlarge Gavin but if you want to be enlarged you certainly have the chance before the fight even begins.

Ismaire moves forward and takes her place near Gavin. Upon hearing the offer she looks to her party members. "I have only with you for a short time, but I trust you all enough. I will stand by any decision you guys make."

SR, If anyone gives Ismaire a view of the creature, can she make a Knowledge(Nature) check on it?
