Lets assume that 13 is really a 17 and is a hit and let Pandoor's inspire keep applying so we can end this fight instead of dragging it on any longer.
With a flurry of blows and Pandoor's inspiration the undead creature finally crumbles to dust.
There is a lingering sense of dread however.

Paeter nods. "Aye, it seems we got lucky there." Paeter reasons, wishing that he had a wider range of prowess with his weapons, only feeling strong with Pandoor's magical assistance.

Yeah, we're not actually moving for another three months but we're making trips every few weeks to move stuff back and start working on it. We also haven't actually bought it yet but the guy who owns it is a fellow farmer and doesn't care if we start moving in before the paperwork is done.

Whatever purpose this vaulted, brick-lined chamber may have once served, today it is obviously the inner sanctum of some depraved cult.
Unnerving, spiky runes have been painted on the brick walls with blood, between which dozens of mutilated birds—gulls, falcons, ravens, and a particularly large number of doves—have been impaled. The foul stink of rotting meat emanates from these grisly trophies.
Opposite the only visible entrance, a jagged boulder with a bloodstained cloth draped over it serves as an altar, several fly-covered, foul-smelling lumps of meat siting atop it. The wall just beyond the altar has been painted to depict a single curved white feather sitting in a pool of blood. To either side of this symbol yawn archways set with barred doors, turning the alcoves beyond into prison cells. The southern cell’s door hangs ajar, but the northern door is shut and holds a young man in tattered Sarenrae Robes.
Standing in front of the altar is a read headed half-elf snacking on what appears to be a heart.
she shouts!
"Shax, grant me the power to smite these interlopers!"

Zadendi does indeed possess a brass key in the shape of the holy symbol of Sarenrae that opens the well. A quick overlook doesn't reveal any signs of disease or other lingering maladies. The only wounds of note are the gashes from the recent channeling.
"I haven't seen my gear since I got here. Considering they kept coming in and out of here with new jewelry and coins I think they pawned it all. If you've got an extra scimitar, or anything not too complicated ole' Lex here still has some fight in him. Heck, that key might even help channel the Dawnflower."
Lex closes his eyes and concentrates for a minute, as if trying to recall something.
"They had a pair of red gargoyles, Zadendi there was second in command , and another three, err maybe four other cultists. I think they were going to sacrifice me in some sort of calling ritual. Once we get out of here I'll gladly tell you everything I know, they need to be stopped."

Paeter pulls his trident out of the belly of the woman, flicking off the excess blood coagulating on the tines. "Aye, my master trained me in the study of human anatomy. I doubt it would translate well to dwarves. You have three hearts and two livers, right?" he asks, feeling a bit saucy.
Once the man is freed, he pulls out his small masterwork cold iron longsword and hands it to the man. "Here. Not quite a good fit for you, but it'll do in a pinch." the halfling advises.
"It might be wise to wait here and lay a trap for the remaining gargoyle and cultists." Paeter thinks aloud. "I can hold the doorway with ease against these weaklings and it would make hunting them down much easier."
