The chest by the bed, a ring of keys on the desk drawer, and a scrap of paper on the nightstand.
I would like everyone to place themselves on Roll20. I guessed, but on your first round feel free to move yourself if you would be in a different area.
I am going to assume someone touches something in the room eventually.
As soon as someone touches anything in the room.. The rug under the chair seems to glow a little and suddenly, out of thin air, a large bear appears in the room with a loud roar!

Even though he was startled by the bear appearing, Grilnik still manages to act before the bear does more than growl. Stepping back to keep its attention 180 degrees away from Vors, Grilnik swings his hammer in a wide arc.

"Ah-HA!!" Vors shouts in triumph. "I f#<king knew it!!"
The half-orc draw his rapier and attacks the newly-formed bear, but the strike deflects off his hide.

Grilnik's hammer swings down and slides off the natural hide of the beast.
Bethany slams down onto the creature, feeling the crunch of muscle and bone. But she notices that as she strikes there is a small flair of red light that seems to push back her blow, causing it to slow down and not quite hit as hard.
The Beast turns toward Bethany, it's eyes flares red. Bethany can feels some strange energy surround her.
Bite - Bethany: 1d20 + 7 ⇒ (19) + 7 = 26 Hit
Damage: 1d6 + 5 + 5 ⇒ (2) + 5 + 5 = 12

Brynn takes a quick step back from the bear, drops her papers and draws her bow. She takes aim at the bear and fires a single arrow at the beast.
Casting ray of enfeeblement at the bear, choosing to deliver it with an arrow via her ranged spellstrike ability.

With the bear grabbing onto Bethany Brynn has an easier shot hitting the creature. The spell taking hold, but the arrow seems to be reflected off some strange energy surrounding the body.

Trapped in a bear hug is not where she wants to be and that makes her angry. Her muscles flex as a grin spreads on her face and the rage takes her. Instead of attacking she flexes and struggles attempting to break the bears hold on her.

The bear tries to continue to hold down Bethany.

But Bethany is able to step clear of the large beast. With Bethany free the creature goes for a full attack against her!

Grilnik grips the handle of his Longhammer tightly as he aims his second swing. His hammer makes a brief whistling sound as he swings it overhead towards the beast.

Brynn frowns at the bear. She takes a step back then takes aim with her bow and fires off two shots at it, the first is sizzling with acid.

Odd numbers are weird. I was attempting to Bethany one more point of damage than you Grilnick. My logic, in this instance, is some of the damage is smite damage. I think I didn't finish my though in the ooc. 6 damage to Bethany, 5 to the dwarf :)/
Vor's sap misses the bear as it shifts in the last second. Grilnick's hammer slams down onto the creature, but he can feel some sort of resistance.
With the bear being grappled, Both of Brynn's shots strike true. The first shot seems to almost bounch away, but the acid seems to stick. The second shot seems to be partially resisted by some sort of energy surrounding the creature.
Maintain Grapple: 1d20 + 12 ⇒ (1) + 12 = 13 Nat 1.. No longer grappled
The bear tries to keep Bethany down on the ground, but is unable to.
EDIT: Realized maintaining is a standard action, So it is unable to attack again. Seems weird when it has a mouth that is generally not related to the grapple at all. So I am going to retract the attacks and any damage. Lets leave last round though. Anyway. This edit, saved you 10 damage that I deleted.
The bear is bleeding from a few of the wounds.

I'm no expert on bear combat tactics, but any combatant is able to drop a grapple as a free action and then full attack. Hopefully missing every swing if said combatant isn't on our side xD
I guess it's a moot point now, but I wonder if Bethany has a light weapon she can use while grappled.

The bear looks terrible, but with it's final last seconds he continues the strike against Bethany.

Activating the cloak of fangs, Vor's tusk-like teeth swell in size as the blood of his ancestors boil to make a bite attack.

Feeling raw from the wounds he helped Bethany sustain, Grilnik steps out through the doorway to prevent his God's blessing from healing the bear too.

Brynn takes aim at the bear again, determined to bring it down. She fires only one arrow this turn. It sizzles with acid, and crackles with electricity! Using ranged spellstrike to deliver an acid splash with an arrow. She'll also use up her infused weapon damage which is a free action that deals +1d6 electricity damage.

Grilnik Rushes back in just after the puff of light with his hammer held high. After pausing a moment to make sure that the bear isn't coming back, Grilnik takes a deep breath and puts his hammer away.
"I suppose I'll get started on healing. Need a hand?"

As you open up the chest it looks like it contains quite a bit of coins and gemstones.
Your memory of your contract states this should go directly to Hunclay's cousin, rather than be auctioned.
Also in the room is the small scrap of paper, when you look at it is a list of terrible limericks, which seems odd.
The ring of keys look like it might work for most of the house doors.

Bethany will make an attempt to grab the scrap of paper once she hears it is limericks. Bad or not they could be good to know one night in a bar.
"All this coin and we can't keep it. Such is life I guess. Lets keep going before another bear shows up out of nowhere."

Brynn reads the list of terrible limericks along with Bethany. She eyes them suspiciously, curious if it holds some kind of code or message. Then shrugs and lets Bethany keep them. Word games have never been her strong suit.
"A fine point, Bethany, dear. I'll write quickly."
Brynn helps Grilnik take a quick inventory of the room so they can move on.

Grilnik pauses, looking down at the treasure inside the chest a few moments too long.
Ah, to pass by such a treasure without touching it. What a nice collection. Almost criminal to just leave it.
With a loud sigh, he slams the chest shut before helping to inventory the room.
As they travel across the floor to the eastern room, Grilnik holds up the keyring "Hey Vors, would you like to hold on to these? They might be easier than your lock picking set."

The half-orc stands beside the dwarf, admiring the treasure they cannot keep. Dammit!
Vors takes the offered keyring. "Thanks."
"Well, this room was depressing in various ways."

Grilnik walks past books, making sure that there's just enough space between the longhammer on his back and the furniture to not cause an accident.
"Yeah... still, breaking our word would surely be more depressing than even the shiniest gem is cheerful." Grilnik says wistfully.

Looks like there is a magic trap connected to the door.
edit: Looks like you could bypass it with key.
After some reading, I don't think detect magic can detect an arcane lock.. Really not sure on this. Anyone have any idea?
Also, I you can detect a magic trap, but I am not sure you can determine what kind it is.. That is more of a perception/Rogue magic trap type thing, right?
I could be wrong for all of this though.
edit: There is a key hole as well.

sounds like the door has an arcane lock? :P
the spell description states:
"If the object does not have a lock, this spell creates one that can only be opened with a DC 20 Disable Device skill check"
So I'd expect a magical padlock from nothing to appear on something that didn't have a lock.
If that were the case, I'd also expect at least the magical padlock to give off an abjuration aura, if not the whole portal/chest/door. I think the subject of a spell always gives of an aura, yeah? I've never really thought about it...
I'm less sure about magical traps, but wherever you'd need to cast the triggering spell or magical attack vector of the trap would probably have some sort of magic aura.
HUH, looking at the Dispel magic description, it doesn't actually say what a magical aura is or what causes one to manifest xD
It has a table that implies functioning spells and magic items have auras. I think magic traps have functioning spells, don't they? Certainly the pure magic traps (like Snake Sigil or Explosive Runes) are "functioning" until triggered or the duration expires... HMMMmmmmmmmmmmmmmmmmm

As the correct key unlocks the door, Vors can see a small glyph that releases without issue.
Two long tables stained oak line the east wall of this room, each cluttered with alchemical supplies. Atop the desk on the west wall are writing implements, ink, sheets of vellum, and several scrolls. A large chest secured by a prominent lock sits just north of the desk.
Just going to give items to you without spellcraft checks

The chest is also giving off some energy. There does seem to be a lock, but no key seems to fit it.
